Selling Secret 2 – Fix all Repairs

Make any minor repairs that are needed such as broken tiles, a door that doesn’t close fully – this show the prospective buyers that you care about the property and have been looking after it. Quick fixes before selling always pays off. Mammoth makeovers, not so much. You probably won’t get your money back if you do a huge improvements project. Instead , do updates that will pay off and get you a top price.

Selling Secret 3. De-Clutter.De Clutter, De Clutter, De Clutter…

Remove any bulky furniture, remove any collectables and pictures from the mantelpiece and other surfaces. You want to ensure that potential buyers see you property at its best. Storage is something every buyer is looking for and can never have enough of. Buyers will snoop, so be sure to keep all closets and cabinets clean and tidy.

Selling Secret 4. Make your property Gleam.

Make sure that the property is spotlessly clean before any viewings. First Impressions last. If your bed linen, towels and mats have seen better days replace them. No one wants to see worn linen. Air out the property prior to viewing, don’t leave last night’s smelly training gear in the wash basket.

Discreetly place some air freshers around the home and have some fresh flowers in the hallway.

Dont forget the outside – Grass cutting and trim back any hedging, pick up leaves and plant some attractive colourful flowers.

Brighter is Better –

After location, good light is the one thing that every buyer cites that they want in a home.

Open all curtains and blinds to ensure maximum natural light and use brighter light bulbs which will give the feel that the property is larger yet warm. Clean the windows, change the lightshades and cut the bushes outside to let in sunshine. if needed, give the property a fresh coat of paint with a crowd pleasing neutral colour; you don’t want people to remember your property for the wrong reasons, i.e. the one with the dark hallway.

You might think a cuddly dog would warm the heart of potential buyers, but you’d be wrong.

Not everyone is a dog-or-cat lover, potential buyer’s don’t want to walk in your home and see the bowl full of dog food, smell the litter box or have tufts of pet hair stuck to their clothes. It will give the buyers the impression that your house is not clean.

Selling Secret 7. Take the home out of your house.

One of the most important things to do when selling your house is to de-personalise. The more personal stuff in your house, the less potential buyers can imagine themselves living there. Get rid of a third of your stuff – put it in storage. This includes family photos, memorabilia collections and personal keepsakes.

Selling Secret 8. Always be ready to show

Your house needs to be ‘ show-ready’ at all times. You have to be available for viewing and it has to be in tip-top shape. Don’t leave dishes in the sink, keep the dishwasher cleaned out, the bathroom sparkling, the bed dressed and ready for them viewers.

It’s a little inconvenient, but it will get your house sold.

Selling Secret 9. The First impression is the only impression.

You never have a second chance to make a first impression. Its important to make people feel warm, welcome and safe as they approach the house. Spruce up your homes exterior, paint the front door, spray the weeds. On entering the property, hang up coats in the utility/understairs, have the property warm and inviting. Light the fire, fresh cut flowers and even some coffee brewing.
